It's no secret: I'm passionate about real estate investing, both because of how it can change lives (including my own!) and how it presents a REAL path to building wealth. The benefits of investing in real estate are practically limitless, and I've summarized four of them here:

1. Cash Flow

If you choose to utilize your investment as a rental property, you'll receive monthly income to cover the mortgage and provide you with cashflow. (Or, if you choose to resell the property, you'll ideally receive a lump sum of cash at closing to spend as you wish, including on your next investment!)

2. Building Equity

With each monthly mortgage payment you make, you're building equity, which provides you with a financial gain as the market improves and the value of the home appreciates.

3. Passive Income

When considered as a long-term financial investment, real estate represents an opportunity for significant passive income once the mortgage is paid off.

4. Tax Benefits

Interest payments, mortgage insurance and expenses related to your investment property can all be claimed as tax deductions - just ask your accountant!

Now is a great time to purchase an investment property. Potential landlords should keep in mind that many tenants prefer renting homes from private owners rather than apartments with property management companies. And there's definitely a market for affordable homes for sale, meaning a great return for you when you flip a home.
